Every tool uses your assumptions. Change anything and the results update as you type.
This is a fixed-rate illustration. The starting interest rates are editable examples, not offered rates or APRs. Mortgage insurance and fee rules follow FHA, VA and USDA schedules reviewed September 2026. Results do not include other closing costs, prepaid items, reserves, or USDA's technology fee. Calculations use your assumptions and are estimates, not a Loan Estimate, quote, or approval.
Property tax estimates are illustrations only. They show what a homestead home's property taxes could be under Florida Amendment 3 (CS/HJR 1F, approved by voters November 3, 2026), which raises the homestead exemption for non-school taxes to up to $150,000 for 2027 and up to $250,000 starting in 2028. They are not tax bills, not verified amounts, and not a promise of savings.
Looked-up homes use public records: the 2026 assessment roll published by the Florida Department of Revenue and each tax district's 2025 tax rates. Where a district's rate isn't available, the county's average rate is used, and the page says so. Records can be out of date or incomplete. Estimates hold today's assessed value, exemptions and tax rates the same in future years, and leave out non-ad valorem assessments (such as trash, stormwater or lighting fees), future tax rate changes, inflation adjustments to the exemption, and any rules the Legislature adopts to put the amendment in place. Eligibility for the larger exemption depends on Florida residency and homestead requirements.
Your actual taxes are set by your county property appraiser, local taxing authorities and tax collector, and may be higher or lower. Buck Mortgage does not give tax or legal advice. Contact your county property appraiser to confirm your values and exemptions.
